Hello, my name is Kenda Morris, and I am the founder of my real estate investment firm, Alluring Heights, LLC. I am a first-time investor who have recently closed my first fix-and-flip property deal. I am delighted to embark on this road to financial independence while also assisting in the development of communities and the provision of housing for families. In addition, I am also employed as a Family Nurse Practitioner. I enjoy assisting others and making a difference to others’ lives.
How did you get started in the real estate business?
I recently started in the real estate business at the age of 43. For the past 23 years, I have worked in the healthcare sector. I do enjoy being a nurse, but I’ve recognized that I need to start investing and diversifying my income streams. My 9-5 profession would not leave a legacy for my children or grandchildren, which is why I chose to pursue Real Estate Investing. In December 2020, I completed the Make Real Estate Real (MRER) course and formed my LLC in January 2021. The MRER course was very beneficial, and I learnt the fundamentals of real estate investment. During the course, Jemal King also provided us access to his dream team. I received support from his attorneys, brokers, and bankers. I was also introduced to Coach Carter and Flipping with a Purpose through MRER. While working closely with Coach Carter’s team and broker Octavia Mohead at Dream Spots, I was eventually able to close on my first investment property in Chicago.

How do you source your real estate deals?
For off-market properties, I use the public Multiple Listing Service (MLS) and Reipro.
What are some checks and balances you’ve put in place to protect your real estate transactions?
My realtor investigated for any violations and court cases. You should always have your contracts and closing documents reviewed by a real estate attorney and ascertain that the property is adequately insured. Once you’ve closed on a property, make sure to install a security alarm system to keep it secure.
What is one piece of advice you would give someone starting their real estate career?
Patience. I began my adventure at the end of 2020, had my first property under contract in March 2021, but the assessment came back too low, leading me to drop that deal, which was devastating. Another contract was signed in September 2021, but it fell through. I tried auctions but was consistently outbid. Properties were selling for more than $10,000 over the asking price. At last, I had a third property under contract, but it was a short sale, so it required a few months to complete. Patience, tenacity, and resilience are crucial qualities to possess on your path to success.
What is one software you use for your business and recommend to others?
Flipping with a Purpose taught me how to utilize Reipro to identify off-market deals. This is a fantastic tool to have.
What is your superpower in life?
My superpower is persistence. When I make a decision to accomplish something, I follow through and find a solution to complete it. I continue to knock until the door opens.
What is a failure you’ve had in life that set you up for eventual success?
I had a dysfunctional relationship, and I had lost myself as well my purpose. However, when that relationship ended, opportunities began to open in my life. I regained my self-esteem, which put me up for eventual success.
What is one book that has influenced your life the most? Why?
The Bible serves as both a moral compass and a roadmap for how I live my life. Reading the Bible enables me to strengthen my faith and walk with God. Everything is possible with God, I believe!
